The inspection takes 3-5 hours, depending on the size of the home, which includes inspecting ALL aspects of the home, top to bottom and inside and out. We will have you arrive in the last hour, if you choose, to walk through with the Inspector and at this time you can ask any and all questions you may have. Your report will be available to you within 24 hours by email with a printable PDF provided.

Once you have an offer you will have limited time, in most cases, to fix any issues found. By having your home inspected before it is placed on the market, you can prevent a lot of headaches by knowing in advance any potential areas of concern. This also allows you more time to get estimates to fix the issues in an affordable manner. Full disclosure of any issue concerning a property is required in all real estate transactions in Ohio. Disclosing them upfront and pricing the home based upon that disclosure will oftentimes produce a higher net sales price for you. An inspection will help you prevent some of the problems you may not have been aware of. 

WDI (WOOD DESTROYING INSECT) INSPECTION

There are many types of insects that can destroy your home. You don't need to sell your home to request an inspection to put your mind at ease. Wilcox Home Inspection, LLC will evaluate the property’s interior & exterior to identify any signs of WDI activity as well as conditions conducive to WDI or other infestations during the inspection. The assessment includes physical and visual inspections, it also includes inspecting, probing and tapping susceptible wood. Looking for current or past signs of infestation for example; holes, wings, mud tubing etc. At the conclusion of the inspection, you will be emailed an Ohio Department of Agricultural Report; NPMA-33 form with our findings and recommendations. (which also satisfies VA loan requirements).

What causes radon in a house?

Radon is an odorless, invisible, radioactive gas. It comes from the natural decay of uranium naturally released from rocks, soil, and water. It typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation. Your home traps radon inside, where it can build up. Over time, breathing in high levels of radon can cause lung cancer.  In fact it is the is second leading cause of lung cancer next to smoking.

Answer: All types of houses can have radon problems-old homes, new homes, drafty homes, insulated homes, homes with basements and homes without basements.









1 YEAR WARRENTY/NEW BIULD INSPECTION

Homeowners often ask about why they would need an inspection for a brand new home. Good question! While buying a new home guarantees you will have fewer problems, it never means you will have none at all. While builders know what they are doing, it is easy to make mistakes which can have huge financial and safety issues. So, before that 1 year is up give yourself the peace of mind to catch these mistakes before they get out of hand. Here are just a few of the reasons it is a good idea:

Structure Issues: Structural and cosmetic issues are mistakes made during the building process that could put your safety at risk and can be costly. When workers need to run a heating duct or pipe, they could accidentally cut through a floor joist or even move a support that is in the way of the piping. If a flue pipe has been disconnected in the walls, this emits carbon dioxide and other gases into your home.

Roofing and Walls: These issues may not be apparent until the damage is too extensive to be an easy fix. Water leaking into your attic due to issues with roofing can cause health issues including mold and cause costly repairs.

Engineered wood Issues: Wood floors improperly installed in a basement can be a huge cost to you if it is not caught in time. The concrete floors can be improperly sealed and not with the correct number of coats underneath. This creates potential for moisture to invade and create curling and cupping and even mold in the floor. Another issue with hardwood flooring is the finish being done improperly. This means the builder will have to come back out to re-sand, refinish, and revarnish the entire floor.

Electrical: We can find wires left cut or unsecured; these can cause a fire. A coupler disconnected from under the service panel can put stress on the main electrical panel and can create arcing and huge issues. These items and more can happen and cause a major fire hazard.
